google-vs-yahoo.com

There's an alphabetical directory of top value keywords which you can use to build adsense niches.   Here's a sample screen shot.

Check out also some variations or sub-niches that you can work on.   An example using the above keyword  would be "best refinance rates california".    By adding states or cities, you narrow the search and you can discover untapped niches.
